Why survey first

A survey tells you what you have. Removal is a decision, not a starting point.

Greater Manchester grew fast in the nineteenth century and was rebuilt, extended and refitted through the twentieth, which is exactly the period when asbestos went into roofs, ceilings, floors, lagging and partitions. A Victorian mill may have no original asbestos at all but plenty from later repairs.

Most of that material is harmless while it is in good condition and left alone. A survey finds it, photographs it, has suspect samples analysed in a laboratory and tells you what to do about each item. Only then does it make sense to talk about removal, and only for the items that need it.

What is an asbestos survey?
Who we survey for

Choose your type of building

Homes, flats and outbuildings

If your home was built before 2000, survey before the builders start. Loft conversions, extensions, new kitchens and garage roofs are the usual triggers. A survey tells you what is there, where, and whether it needs to be touched at all.

Residential asbestos surveys in Greater Manchester

Offices, shops, schools and landlords

If you manage or maintain a non-domestic building, the duty to manage asbestos is yours. A management survey gives you the register, and a refurbishment survey protects the fit-out. Portfolio scheduling is available for agents and landlords.

Commercial asbestos surveys in Greater Manchester

Warehouses, factories and mills

Cement roofs, cladding, lagging and plant make older industrial buildings a priority. Surveys are planned around operations, with safe access to roofs and plant rooms, and a register your maintenance team can actually use.

How it works

From first enquiry to the report in your hand

  1. Tell us about the building

Send the postcode, the type of property, what you are planning and, if you like, up to five photos.

  2. An independent surveyor gets in touch

We pass your enquiry to a partner surveyor, who agrees the type of survey, a date and a price with you directly.

  3. Survey and sampling

The surveyor inspects, photographs and samples suspect materials. Samples go to a laboratory for analysis.

  4. You receive the report

A written report with an asbestos register, photographs, results and recommended actions. It is yours to keep.

  5. Removal only if it is needed

If something has to come out, we can connect you with licensed removal contractors for a quote. You are free to use anyone.

The follow-on step

Removal comes second, not first

If your survey finds asbestos that is damaged, in the way of planned work or cannot be managed safely where it is, we can connect you with licensed removal contractors who cover Greater Manchester. They quote for the scope the survey has already identified, so you are comparing like with like.

  • Survey results decide whether removal is needed
  • Licensed contractors for licensed and notifiable work
  • Request a removal quote on the same form

Questions

Common questions about asbestos surveys

Do I need an asbestos survey?
If you manage a non-domestic building built before 2000, the law requires you to find out whether it contains asbestos and manage it. If you own a home built before 2000, there is no general legal duty to survey, but you should have the affected area surveyed before any building work.
What is the difference between a management survey and a refurbishment and demolition survey?
A management survey finds materials that could be disturbed in normal use and is minimally intrusive. A refurbishment and demolition survey is fully intrusive and is required before building work or demolition in the area affected.
Why do you push a survey before removal?
Because you cannot sensibly price or plan removal until you know what the material is, where it is and what condition it is in. Many materials are safer left in place. A survey tells you which.
Do you carry out the survey and the removal yourselves?
No. Manchester Asbestos Survey is a referral service. We pass your enquiry to an independent partner surveyor and, if removal is needed, to licensed removal contractors. You contract directly with them and are free to get other quotes.
Which buildings are most likely to contain asbestos?
Any building built or refurbished before 2000. Asbestos was used in roofs, ceilings, floors, partitions, lagging and plant in homes, offices, schools, mills and industrial buildings.
How long does a survey take?
A typical house takes a few hours. Larger commercial and industrial buildings take longer and may be surveyed in phases. Laboratory results usually follow within a few working days.
Can I send photos of what I am worried about?
Yes. The enquiry form accepts up to five photographs. They help the surveyor judge the scope, but asbestos cannot be identified from a photograph and only laboratory analysis confirms it.
What should I do if I have disturbed something that might be asbestos?
Stop work, keep people and pets away, close doors, do not sweep or vacuum, and take advice from a surveyor or licensed contractor before cleaning up.
Will a survey tell me what removal costs?
The survey identifies what is there and what needs doing. If removal is needed, licensed contractors then quote for that scope. We never quote removal before a survey.
Is asbestos still legal?
No. Blue and brown asbestos were banned in the 1980s and all asbestos, including white, was banned in 1999. The risk today comes from asbestos already in buildings.
